Another Day in the Real Estate Office

Monday, August 11, 2008

Well, if you will note at the bottom of this blog, I finally figured out how to blog from my blackberry while I was in Atlanta. Am not sure I could do it again, though.

Happy Birthday Elaine Buckholtz today ---- 29 years and holding.

Saturday was Mandy Pittard's Birthday --- hope it was awesome!

Tomorrow, Tuesday, Aug. 12 is Stokes' Birthday ----- Happy Birthday to Stokes, our awesome IT guy!!!

Kevin Sanders wrote: "I picked up my flyers for Jeff and Caroline Fitzgerald’s home in South Windermere this morning and sent an e-mail to Billie Jo and Maylee thanking them for the wonderful job they do with our Marketing Department. I just wanted to let you know how much I appreciate their talents and efforts for our company. " Way to go, Billie Jo and Maylee

John Beckroge writes: "Liz: I took the Statistics class this AM, at ctar, Mary Hess was the instructor, she is awesome. I recommend it to anyone who cant figure out the new system of getting the numbers. Its a free class." Thanks, John for the heads up.

Yana Mathis of the Manning office attended a seminar on the Short Sale and has some good information for us. She writes: "I attended the "Lunch and Learn" on Short Sales in Columbia on Tuesday sponsored by SCAR. It was wonderful. For $45 you got lunch and an opportunity to pick 2 guys brains that knew the behind the scenes info. You might pass on that the most important thing I learned from the former "loss mitigator" who handled about 240 short sales at any given time was, he honestly told us that he had NEVER returned one phone call to an agent. He said he simply didn't have time. He said we're wasting our time calling and waiting on return calls and that email was the only way he would respond.

The other thing he said was you just make them mad with low ball offers and waste every one's time. He enlightened me as to the fact that this is not the type situation for an investor to come in and get a low ball offer accepted. He said rarely did they accept less than 90% of the appraisal price. He said the home should be listed at market value regardless of what is owed and certainly not to be listed for higher than what is owed. I walked away understanding that a short sale is truly a situation when an owner is "upside down" in their mortgage, i.e. owning more than the current market value. " Very interesting, Yana. Thanks.

Neil Schneider, Currie McCullough, Thea Riley, Thomas Horvath, Amee Baker, Susan Bryant, Joe Eddleman, Ed Ball, Stan Huff, Kay Kennerty, Ashley Melton, Stephanie Wilson-Hartzog, Tyler Bergin were working in the office today.

IOP office ---- this morning was exciting at the IOP office --- JoAnn Leigh told me that she had ratified a contract over the weekend and had received a offer on one of her listings, then Kathleen Emery came in to pick up a contract on one of her listings and said that she has 3 contracts working, and then Chuck Mimms came in and told me about Edy's contract she had ratified. Chuck also said Edy's contract was using Residential Mortgage ----- YEAH!!!!!!!!!!!!!! Congratulations to JoAnn, Kathleen and Edy & Chuck!!!!!!!!!!!!!!!!!!!!!!

Kim Peasley-Parker, of Sumter, was asking a very interesting question today --- "Can an illegal immigrant purchase a home?" I know that they cannot get a loan, but I see no reason why they cannot own a home --- my advice to her was to ask a local attorney. More on this later ---
