Red, White & Blue Day for the Troops

I know that the print is too small to read, but this was in the Charleston paper this past week. This 25 year old young man leaves behind a wife, and 3 girls (ages 5,3, and infant). This touched my heart.
Someone said to me, "He was a professional soldier". Well, yes that is true. Never the less, he has given his life so that you and I may live and dwell in peace, happiness, and freedom.

This quote was sent to me this week by Kim Beall and I absolutely love it and promote it:

"If you are not willing to stand BEHIND our troops, Please, please feel free to stand in front of them... "

Top 5 Things A Real Estate Agent Can Do To Help Prepare A Listing For An FHA Appraisal
In recent months FHA financing has been on the increase. With the decline of the sub prime lending market, and related creative financing programs, many lenders have been offering FHA loans to many homeowners for refinancing and home purchases. Current FHA requirements are not as stringent as they once were. If you are interested in the exact requirements you can log on to the HUD website here. The purpose of this article is to provide some helpful tips to realtors when their listings sell with FHA financing. By making sure that the home is ready for the appraisal inspection the entire loan process can run smoother and no additional trips will be necessary to verify HUD requirements are met. I have included here five items that should be addressed.
1. Electricity must be on for the appraiser to verify operation of the HVAC system, appliances, and the electrical system.
2. Plumbing must be operational so the appraiser can look for leaks, flush toilets, and check water pressure.
3. Attic access must be provided to check for insulation, attic ventilation, and any damage.
4. Access must be provided to the crawlspace (when present) to check for standing water, possible damage, and ventilation.
5. Windows must be able to be opened. This is important for safety reasons as access to the outside is necessary. In addition, if security bars are present, they must have a quick release mechanism or if that is not present they must be removed.

This is by no means a complete and comprehensive lists but it includes items which I have ran into lately that have created delays in the closing process. If you have any questions regarding appraisal requirements for FHA financing please do not hesitate to call me at 205-620-6888.

Kathy Rider of the Post & Courier was diagnosed with cancer eaqrlier this year and there was a benefit recently held for her. I was told by a "little bird" that Bobby attended the benefit and has been most attentive to Kathy - encouraging her along.

Bet some of you are surprised to see a blog today ----- those who know that I have been out of the office all day ---- Boyd & I spent the day in Manning/Santee and Sumter. There was a office meeting in Manning for the Manning and Santee agents --also a meeting in Sumter for their agents. We had "celebration" parties in both locations --- to celebrate being #1 in their MLS.


I was their cheerleader (pom poms included) and everyone had horns, noise makers. So much fun.
Don't have time today to do the production, etc. --- will catch up tomorrow.





Reminder that tomorrow is our Red, White & Blue day in support of our troops.

Focus Group today: Topic was informal gathering to discuss real life issues with real estate. We had 10 folks there --- discussions were good --- discussed the "mold" issues that one of our sellers is trying to disguise and cover up and the liability involved with AgentOwned and the agent in a situation such as this. Discussed CL100 letter companies being much more particular when writing their letters ----just trying to cover themselves --- . Discussed an agent has a buyer who is insisting that his son in Conway close his deal --- the son is not a real estate attorney and doesn't even know how to do a title search . It was a good session. You needed to be there if you are a Johnnie Dodds or IOP agent!!

A Beautiful Day in the Office

Oh, Well!! I didn't start the day off very well today. When I got out of the Manager's meeting, I had a voice mail message from our attorney asking if I was OK --- I was supposed to be in a mediation hearing ---- Oops --I didn't have it on my calendar. This just means the rest of the day will be awesome!!!!!!!!!!

Kudos to Billie Jo VanDusen, our awesome marketing lady, from the Manning group. Yana Mathis writes: "Liz, my sellers on Copeland Drive that you brought the flyers to me last week went crazy of the professional look that Billie Jo did. We had a showing on it this week already and they went riding around the neighborhood to get out of the house and kill some time. He said they stopped and got other brochures out of boxes and ours made the others look like "kindergarten material".!!" ---- Way to go, Billie Jo ----- You are the greatest!!!!!!!!!!


WOW!!! What about the Federal government taking over Fannie Mae and Freddie Mac? Looks that this is going to be a very good thing for us. The interest rates have already come down about 1/2 a percent.

Lady was shot directly across the street from the Manning office: She appeared on the Today show this morning --- On Friday, Aug. 22, Brammer was working the morning shift at City Laundry and Cleaners in Manning, S.C., when a man came in who said he wanted to rent a tuxedo. Less than an hour later he returned with a gun. After cleaning out the registers and store safe, the robber ordered her into the back of the store and told her to lay down face-first on the floor. He told her he wouldn’t hurt her. Then he shot her in the back of the head.

Due to the "storm", I don't have a lot of gossip for you. But I do have this terrific article:
Bill Gates once gave a speech at a High School about 11 things they did not and will not learn in school. He talks about how feel-good, politically correct teachings created a generation of kids with no concept of reality and how this concept set them up for failure in the real world.
Rule 1: Life is not fair — get used to it!
Rule 2: The world won't care about your self-esteem. The world will expect you to accomplish something BEFORE you feel good about yourself.
Rule 3: You will NOT make $60,000 a year your first year.
Rule 4: If you think your teacher is tough, wait till you get a boss.
Rule 5: Flipping burgers is not beneath your dignity. Your Grandparents had a different word for burger flipping — they called it opportunity.
Rule 6: If you mess up, it's not your parents' fault, so don't whine and make excuses, learn from your mistakes.
Rule 7: Before you were born, your parents weren't as boring as they are now. They got that way from paying your bills, cleaning your clothes, and listening to you talk about how cool you thought you were. So before you save the rain forest from the parasites of your parent's generation, have respect for your elders.
Rule 8: Your school may have done away with winners and losers, but life HAS NOT. In some schools they have abolished failing grades and they'll give you as MANY TIMES as you want to get the right answer. This doesn't bear the slightest resemblance to ANYTHING in life.

Rule 10: Television is NOT real life. In real life people actually have to leave the coffee shop and go to jobs.
Rule 11: Be nice to nerds. Chances are you'll end up working for one.

Researchers suggest that we need a minimum of twelve laughs a day just to stay healthy. It can affect our brain chemistry and immune system in very positive ways. It also can be powerful in providing positive energy that can fight off negative thoughts.
Here's an exercise you should try the next time you're in the car alone and feel a little down in the dumps. When you hit an open stretch of road — or you might prefer to pull over and park — start laughing as loud and hard as you can for one solid minute. Not thirty seconds, but a full minute. Once you start it becomes easy to keep going because your brain is thinking... this is one of the nuttiest things I've ever done. When you finally stop you will feel like a new person. The frown will have been transformed into a smile and the endorphins in your brain will have kicked in. It works. I guarantee it, because I've done it many times.
Southwest Airlines does a wonderful job of laughing with their team, with their customers, and at themselves. About six months ago I was on a flight when the flight attendant announced over the P.A. system: "Today we have a gentlemen on board who's celebrating his 99th birthday, and this is the first time he's ever flown." As you can imagine, the cabin broke out in light applause. Then she said, "Now on the way out, stop by the cockpit and wish him 'Happy Birthday'." Beautiful! It made my day. Everyone on board roared with laughter.
Laugh loud, and laugh often. It'll keep you happy, keep you healthy, and keep your attitude headed in a positive direction.
