A day in the real estate office

July 30, 2008

At 9:00am this morning, we started the day off with a Focus Group. The topic was "The Nehemiah Program and FHA - Using it to sell your listings" by Becky Hayward.
We had 8 agents at the meeting -- the session was very informative. Those present came away with creative ideas on getting their listings sold.
Susie Schum, Kim Olund, Kathleen Emry, Ken Kurtz, John McBride, Marshall Deutsch, Clara Hahn & Marily Durkee were in attendance.

Later in the morning, Chanel 4 TV's Patrice Smith called to ask if someone in the office would like to comment on the latest law that just came out today and how it will affect homeowners. John McBride was well informed on the subject, so he agreed to the interview. He was interviewed and will be on the news this evening.

After lunch,several agents have been in and out of the office. Several agents are working on property management since the real estate market is slow right now.

Also, Eric Vaughn is working on getting a closing to really close this week. He has issues with the seller replaced a chandelier, which the contract said would happen. Only problem is the buyer is not happy with what was put in. He is currently trying to see if the listing agent may be in agreement to split a $500 allowance for the buyer.

Eric Elkins joined the commercial MLS today.

Thomas Horwath is working on a short sale. He and I had a discussion surrounding what was happening with that.

Susan Bryant and I had a discussion regarding whether or not one could hold late fees out of a security deposit. The Landlord - tenant act says that you can only take out of a security deposit, rents and actual damages. So, according to Byron King, Attorney for SC Assoc. or Realtors, one should not take out late fees. He feels that it is too risky.

Jenny and I worked on getting the information for the packets for property management together.

Linda is busy with scanning closed office files, taking care of IOP, scanning invoices, ordering office supplies, assisting with marketing and planning Ed Ball's 80th birthday party which will take place Wed., Aug. 6 at middle of the day at the office.

We had 3 contracts turned in --- Lenny Woods sold her own listing & Jennifer Nipper sold Phil Tompkins' listing and Lane Baker has a buyer sale ---- YEAH!!!! Lenny's buyer is definitely using one of our attorneys --- hopefully, Jennifer's and Lane's will also.

We had 4 closings today --- Yeah!!!!!!!!!!! Melinda Mitchell had 2, Ken Kurtz 1, and Susan Aviles and Ute Appleby 1 together. Congratulations!!!!
